Am I Connected?: It’s easy to see how people get off the grid – many places in rural Delaware don’t even get cell service! Check for that and if you’ve got WildBlue available in the area, too, lest you be off the map entirely.
Flood Insurance: Delaware is a coastal state and some of the rural areas are surprisingly close to the water. See about your local flood insurance requirements and get a quote before you buy to avoid any costly surprises after closing.
Zoning Laws: Delaware’s notoriously strict zoning laws often prevent owners from farming, selling or building on rural lands. Check your plot very carefully for historical laws and even speak to a real estate lawyer in the area about what they see coming for neighboring lands. It will be well worth the investment.
